Office space in St Kilda

I share an office in St Kilda. The company I share with is moving to Sydney Road and I am looking for a small creative company (probably 3 or so people) to rent approximately 35sqm of the office. The office is L shape and we would be in one arm while you would be in the other. The space for rent is the space beyond the meeting table in the photos - I have tried to show this with a red line. The meeting table, kitchen, deck and bathroom are communal spaces. The rent is $900/ month plus GST and there is no formal lease however I would prefer someone that can commit to a couple of years. The office space should be available mid month and will be cleared of stuff.
